Resident Manager(Concord) (concord / pleasant hill / martinez)

  • IN ORDER TO BE CONSIDERED FOR THIS JOB YOU MUST:
    • Be bilingual in English and Spanish
    • Be willing to live on the premises
    • Maintain effective and consistent interaction with the residents
    • Have basic computer skills (Microsoft Word, Email, Download and send pictures)
    • You do NOT need to be handyman, but you will be asked to spend 15 minutes twice a day walking around the building and reporting any maintenance issues, and to help resolve them.
    • No experience is necessary
    • No pets are allowed on the premises.

    We are looking for a Resident Manager to help upkeep and supervise the property, as the owners live in another state. This is a 12 unit apartment complex, and although it is not mandatory to have a Resident Manager, having on site management helps the owners and benefits the tenants too.
    This position is a part time job that can only be accomplished by people residing in the property, as it can require odd hours or immediate attention. In the past this has been done by a couple who split duties and hours, which allowed one to maintain another job with regular working hours, while the other remains on site with a very flexible schedule. This is preferred, as it helps ensure that a manager is present as much as possible.
    The most important part of the position is to be aware and know all about what is going on in the apartment complex. The average time actually spent working on tasks is minimal. The ideal candidate will be firm and direct, and confident when confronting tenants who do not abide by residential guidelines.
    Expectations:
    • Ability to fulfill tasks without personal supervision
    • Maintain a positive attitude and act as a role model in everyday situations for our current tenants
    • Respond in a timely manner when handling a tenant’s request, concerns or issues
    • Ability to be patient and communicate effectively with tenants when trying to resolve a complaint.
    Responsibilities:
    • Collect rent and make deposits
    • Show apartments to prospective tenants
    • Keep records neatly organized and available when requested. You will only need to print and serve the notices to tenants, and keep records of any repairs done unit by unit.
    • Conduct “walk-throughs” with tenants during a move in or move out, and take the respective notes.
    You will have no responsibility for choosing a tenant or a service provider, there are no critical decisions for you to make. The current tenants are a select group of people that are a pleasure to have residing with us, and you will have to ensure the residence maintains that atmosphere.

    To qualify for this position you should be able to provide solid personal references and, be willing to fill up an application as well as to consent to a background check and substance abuse test.
